Austin leasing activity increased in 2025, supported by steady quarterly momentum
Leasing activity in Austin’s office market improved in 2025, signaling a gradual step forward after several years of recalibration. Annual leasing volume reached 4.9 million square feet (msf), up 11.4% from 4.4 msf in 2024. Quarterly leasing totaled 1.2 msf, unchanged from the prior year and in line with the five-year quarterly average. The top two transactions of the quarter came from the technology, media and information (TAMI) sector, led by Broadcom’s 134,616-square-foot (sf) renewal at 6500 River Place Boulevard and Nvidia Corporation’s 73,346-sf renewal and expansion at 11001 Lakeline Boulevard. This activity reflects a resurgence in technology-sector leasing, long viewed as a bellwether for office market health, and supports greater confidence in real estate decision-making across the broader industry.
