Savills Appointed as Sole Agent for the Sale of En-Bloc Student Accommodation Property near Olympic Station

International real estate firm Savills has been appointed as the sole agent for the sale of Shingting‧Olympic, Nos.36 – 38 Li Tak Street, Tai Kok Tsui, Kowloon ("The Property"). The Property has a total approved gross floor area of approximately 11,021 sq ft and is offered for sale on an "as-is" basis, with existing tenancies and with guesthouse licences.

The Property is an 8-storey building. The ground floor is leased to a highly rated European-style bistro, while the 1st to 7th floors are operated by renowned student accommodation operator iRent under a hotel-style management model. The Property offers a total of 42 rooms, with all long-term rooms fully occupied and a small number reserved for short-term stays, generating stable rental income and supported by comprehensive apartment facilities.

Located in the heart of Tai Kok Tsui, the Property is within close proximity to major shopping destinations, including Square Mile Malls, New Kowloon Plaza, and Olympian City, as well as several nearby parks. Residents enjoy convenient access to a full range of retail, dining, leisure, and recreational amenities.

The Property is just a 6-minute walk from Olympic MTR Station and benefits from excellent transport connectivity, providing easy access to Hong Kong's major universities and making it well-suited to meet the accommodation needs of non-local students.

Mr. Peter Yuen, Managing Director of Investment at Savills Hong Kong said, “The Property underwent a comprehensive refurbishment in August this year and is managed by a reputable student accommodation operator.  The vendor is also offering a 3-year rental guarantee to the purchaser. Based on the indicative price of approximately HKD160 million, the Property offers an attractive yield of around 4.2%, presenting a compelling investment opportunity for income-focused buyers.

Furthermore, the 2026 Policy Address proposed the launch of the first site dedicated to student accommodation within this financial year, demonstrating the Government’s commitment to supporting the sector and confidence in its long-term growth prospects. With the number of students coming to Hong Kong continuing to rise, quality student accommodation remains in short supply. Assets of this nature are therefore expected to remain highly sought after by investors, given their combination of stable income, capital appreciation potential and long-term growth prospects.”
